Emlak sat\u0131n almak isteyenleri iki a\u015famal\u0131 bir s\u00fcre\u00e7 beklemektedir. Bunlardan ilki Belediye i\u015flemleri ikincisi ise Tapu Sicil M\u00fcd\u00fcrl\u00fc\u011f\u00fcnde yap\u0131lmas\u0131 gereken i\u015flemlerdir.<\/p>\n\n\n\n

Belediye i\u015flemlerinde m\u00fclk\u00fcn bulundu\u011fu belediyeye ba\u015fvuru yap\u0131l\u0131r. Ta\u015f\u0131nmaz\u0131n rayi\u00e7 bedeli belirlenir. Rayi\u00e7 bedeli m\u00fclk\u00fcn ayn\u0131 konumda benzer gayrimenkullerle k\u0131yaslan\u0131p de\u011ferinin belirlenmesidir. Ge\u00e7mi\u015fe d\u00f6n\u00fck vergi bor\u00e7lar\u0131 belirlenir ve varsa \u00f6denmesi beklenir. Emlak kredi ile al\u0131nm\u0131\u015fsa kredi \u00f6demesi bitene kadar m\u00fclk banka ipotekli olacakt\u0131r. Bu nedenle bankadan temin edilmesi gereken belgeler vard\u0131r. Ayr\u0131ca ipotekle ilgilenen banka yetkilisinin ileti\u015fim bilgileri de al\u0131nmal\u0131d\u0131r.<\/p>\n\n\n\n

Sat\u0131n al\u0131nan m\u00fclkte ipotek varsa resmi olarak ilgili bor\u00e7 da \u00fcstlenilmi\u015f olur. Al\u0131c\u0131n\u0131n bu durumun bilincinde olmas\u0131 gerekir. M\u00fclk\u00fcn ipotekli oldu\u011fu bilinmiyorsa dava a\u00e7\u0131labilir.<\/p>\n\n\n\n

Vekalet bir ki\u015finin kendi ad\u0131na hareket edebilmesi (resmi anla\u015fma vb.) i\u00e7in bir ba\u015fkas\u0131na verdi\u011fi yetki olarak bilinir. Vekalet i\u015flemleri noterde ya da konsoloslukta yap\u0131lmaktad\u0131r. Vekalet ger\u00e7ek ya da t\u00fczel ki\u015filere verilebilir.<\/p>\n\n\n\n

Tapu vekaleti yurtd\u0131\u015f\u0131 vatanda\u015flar\u0131yla kullan\u0131ld\u0131\u011f\u0131nda vekaletname yeminli terc\u00fcman taraf\u0131ndan ilgili dile \u00e7evrilmelidir.
